Care Home Operator Opportunities Across the UK

Care Home Builders works with various stakeholders in the UK (developers, investors & land owners) to deliver brand-new care home developments. Many of the new care home developments created with Care Home Builders' services are built specifically to be operated by professional, top-tier care home providers. This page is intended for professional care home operators who wish to develop their operations by expanding their geographical footprint, securing long-term leasing agreements, or partnering with Care Home Builders on future development schemes. If you are currently expanding your care home portfolio, then we would appreciate hearing from you.

Care Home Operators

Why We Developed This Service

Care Home Builders identified a significant gap within the marketplace. Developers were creating high-quality care home developments but struggled to identify suitable, qualified care providers to operate them. In addition, many established care home operators sought opportunities to expand their portfolios but lacked access to information about upcoming developments.
Care Home Builders occupy a unique position in the marketplace. We create care home developments. We understand how they operate. And we can act as an intermediary between the developer and potential operator at each stage of the development process.

UK Care Home Market Statistics

• £12bn+ invested in UK Healthcare Real Estate by 2025 - Record High Investment
• Market Occupancy Steady at 85-89%, Average Weekly Fees Rising 7-8% Year on Year
• Forward Funding and Pre-Let Lease Structures Returning More Frequently
• Number of Homes for Sale Down ~15% while Operators Remain Eager to Expand

Who This Is For

This service is intended for:
• Established Care Home Providers Seeking to Increase Their Portfolio Footprint
• Care Home Providers Focused on Expanding Into New Geographic Areas
• Care Home Groups Interested in Securing Long-Term Leasing Arrangements or Management Agreements on Brand-New Developments
• Specialist Care Home Providers Delivering Residential, Nursing or Dementia Care Services
• Existing Investors Who Already Have an Operational Partner

Regardless of whether you have one care home operating in a local community or a National Chain of Care Homes, We Would Like To Understand Your Requirements.

Examples Of Opportunities That May Be Available
We are working with a variety of stakeholder groups regarding our involvement in developing new care homes across the UK. The majority of these developments will be located in major cities such as those in the South East of England (London), the Midland Cities (Birmingham), Major towns in the South West of England (Bristol), and Northern Cities (Manchester). These new developments can take a number of forms, which include:
Purpose-built New Care Homes - typically ranging from 60 beds upwards, these new developments are being built with all of the latest modern CQC-compliant designs, including en-suite wetrooms
Turn-Key New Development Schemes Ready for Lease - some of these new care homes are complete and awaiting an operator to move in, whilst others are nearing completion
New Developments Which Are Being Funded Through A Forward-Funding Scheme - these types of developments are still at an early stage, and the operator is required to participate from the beginning stages of the development, through to when the care home opens its doors.
New Joint Venture Opportunities - this type of joint venture arrangement allows the developer/operator to share both the risks and rewards associated with the development of the new care home
Existing Refurbished/Repositioned Assets - there are many existing care homes that have undergone substantial refurbishment/upgrades and require an experienced operator

What Developers want from you

Developers aren't just looking for an operator. They're looking for the right operator. Usually, this will be based upon their assessment of the following:
- a care delivery track record and CQC ratings
- financial stability
- operational structure
- regulatory compliance
- realistic growth strategy
- ability to open and mobilise new homes

If you have expressed an interest in registering your business with us, then we know exactly who you are and how your business operates. Therefore, when we see a scheme coming through our development pipeline, we'll know immediately if you could work well together.

The Registration Process

We've tried to keep things simple.

1. Register your interest
Complete the registration form, which provides information regarding your business, including your areas of care specialisation, regional preferences and desired types of opportunities.

2. Review of the details
Our development team will review the details you provided. If we need further clarification or would like to speak with you further, we may contact you to discuss your needs.

3. Matching of schemes to operators
Once we've reviewed your details and spoken with you (if required), we will look at all the schemes in our development pipeline and identify those that align closely with your criteria, including location, size, type of care provided, commercial terms, etc.

4. Introductions & discussions
Some Introductions may occur very early in the Process (i.e., even prior to finalisation of planning), while others may involve reviewing schemes once they have been completed and are ready for operation. Depending on the specific circumstances of each project, we will adopt an approach which best suits the project.

Who are care home builders? What we do differently

Unlike property brokerage firms, we are experienced builders who have built properties that deliver a wide range of healthcare services. Because of this unique combination of skills and knowledge, we are able to assist in identifying potential development sites where care home operations can be delivered, as well as in identifying architectural and design aspects of proposed care home buildings that would not function well when it comes to delivering actual care.

Additionally, we can provide guidance on the layout and design specifications for care home facilities prior to construction. Furthermore, we can support early-stage communication between developers and operators by providing practical insights into operational requirements during the planning phase. Finally, we provide an understanding of the importance of quality construction methods and long-term maintenance needs when constructing a facility that provides ongoing healthcare services.

In addition to assisting in matching developers with operators, we also help create a partnership with mutual interest in the project's success.

After registration
When you register, you can expect:

1. A staff member from our company will assess your registration submission.
2. We will reach out to you if necessary to gather additional information and/or schedule an initial consultation.
3. Your data will be stored exclusively for use in introducing you to relevant opportunities.
4. Only those opportunities that meet your established parameters will be introduced to you.

Future Demand

The demand for high-quality care homes in the UK is not decreasing. The over-80 population is expected to grow by more than 30 per cent over the next ten years. New beds are being built, but at the current rate, they will not meet demand. And those operators that position themselves now will have the best choice of the most desirable schemes.
Development success relies on a strong partnership between developers & operators. If you want to expand your footprint with the right opportunities we can make these connections.

Why Dementia Care Home Construction Is a Specialist Discipline

It is NOT possible to take an ordinary care home, paint some coloured railings, and say, "This place is dementia friendly." Dementia affects how individuals perceive space, light, colour, sound, pattern, and movement. To be successful, the environment must support these changes rather than contradicting them. Here’s what makes dementi..
