Project Overview

We took on the challenge of refurbishing a care home in Kent that had stood empty for quite some time. The building was in poor condition, with outdated services, damaged interiors, and layouts that no longer met regulatory requirements. It simply was not safe for anyone to use.
The objective was clear:
Our aim was to bring the building back into use as a modern, compliant, and welcoming care home, without demolishing and starting from scratch.
This was far more than a simple refurbishment. It was a complete transformation from top to bottom.

Initial Condition

When we first surveyed the property, the issues were extensive:
  • Water damage and deteriorated internal finishes
  • Outdated electrical and mechanical systems
  • Non-compliant fire compartmentation
  • Poor accessibility standards
  • Inefficient room layouts
  • External areas are overgrown and unsafe
The building fell short of modern CQC standards and current Building Regulations, so we knew it would take a lot of work at every level to put things right.

Scope of Works

The refurbishment included:
  • Full strip-out of internal finishes
  • Replacement of electrical, heating, and plumbing systems
  • Reconfiguration of bedrooms and circulation spaces
  • Installation of new fire doors and upgraded fire protection
  • Complete bathroom and wet room renewals
  • Internal redecoration and flooring replacement throughout
  • External repairs and landscaping works
We stripped the building right back to its structural shell, then rebuilt the inside to meet modern standards.

Structural & Compliance Upgrades

Ensuring the building met all current safety and regulatory requirements was one of the most important aspects of the project.
Works included:
  • Upgrading fire compartmentation and escape routes
  • Installing compliant alarm and emergency lighting systems
  • Improving accessibility across bedrooms and communal areas
  • Enhancing insulation and thermal performance
  • Ensuring full compliance with current Building Regulations
We worked closely with Building Control and fire consultants at every stage to make sure everything was fully compliant by the end.

Bedroom & Communal Area Transformation

The bedrooms we started with were small, dark, and outdated. Wherever we could, we reworked the layouts to create larger, more usable spaces.
Refurbished rooms now include:
  • Modern en-suite wet rooms
  • Improved lighting and ventilation
  • Durable, easy-to-maintain finishes
  • Calm, welcoming décor
We redesigned the communal areas to feel brighter and more open, making them more inviting for residents to spend time together and improving the overall atmosphere.

Mechanical & Electrical Modernisation

The original systems in the building were outdated and inefficient, so we replaced them completely.
  • Heating systems
  • Plumbing and drainage
  • Electrical wiring and distribution
  • Lighting throughout
This upgrade made the building safer, more energy efficient, and much more reliable for the long term.

External Improvements

Outside, the property needed significant attention. We redesigned the landscaping, pathways, and entrance areas to make everything more accessible and presentable.
Our goal was to remove any sign of neglect and create a care home that felt safe, welcoming, and well-managed from the moment you arrived.

The Outcome

The end result is a care home that is fully operational and meets modern standards for safety, compliance, and resident comfort.
A building that was once closed and deteriorating is now a high-quality care environment, ready to serve the community again.
For the client, the refurbishment delivered:
  • A revitalised asset
  • Increased long-term value
  • Improved energy performance
  • A compliant and CQC-ready facility

Why This Project Matters

Refurbishing a closed care home is often more complicated than building a new one. It calls for:
  • Detailed investigation of the existing structure and services
  • Careful coordination with regulators
  • Practical experience upgrading older buildings
  • Strong project management and cost control
This project in Kent shows that we can handle complex, large-scale care home refurbishments and deliver them safely, on time, and to the right standards.
