Project Overview

This project delivered a three-storey extension to an existing care home in Surrey, adding 18 en-suite bedrooms while maintaining full operation.
The objective was to increase capacity without compromising resident comfort, safety, or the building’s architectural character. The extension was designed to integrate with the existing care home and meet current care standards and regulations.

The Brief

The client sought a specialist contractor experienced in live care environments. Key priorities included:
  • Add 18 new bedrooms across three floors
  • Maintain full operation of the care home throughout construction
  • Match the existing building’s appearance and scale
  • Ensure full compliance with planning, Building Regulations, fire strategy and care standards
  • Deliver a phased, well-managed build with minimal disruption to residents
Planning & Pre-Construction
Early planning and coordination were essential. In collaboration with the design team and local authority, the extension was positioned to respect neighbouring properties and the existing layout.
A detailed phasing plan ensured residents, staff, and visitors were separated from construction activities at all times.

Structure & Build Phase

The extension used traditional masonry and concrete floor structures across three storeys. Extensive scaffolding enabled safe work at height and maintained a secure site perimeter.
Key challenges included:
  • Working adjacent to occupied bedrooms and communal areas
  • Managing deliveries and waste removal safely
  • Maintaining fire escape routes and emergency access
  • Minimising noise and disruption during structural works
The team coordinated closely with care home management to schedule activities around daily routines and sensitive times.

External Envelope & Integration

Brickwork, render, window proportions, and roof details were matched to the original building to ensure the extension appeared as a natural continuation.
The finished façade preserves the care home’s identity while subtly modernising its appearance.

The Completed Extension

The completed extension delivers:
  • 18 new en-suite resident bedrooms
  • Improved circulation across all floors
  • Enhanced fire safety and building services
  • A significant uplift in operational capacity
  • A cohesive, high-quality external appearance
The new accommodation supports modern care delivery and enhances the operator's long-term value.

Compliance & Safety

This Surrey care home extension was delivered in full compliance with:
  • Local authority planning conditions
  • Building Regulations
  • Fire strategy and means of escape requirements
  • Accessibility standards
  • Care-sector layout and safety expectations
All work was completed while maintaining a safe and calm environment for residents and staff.

The Outcome

The project increased capacity by 18 bedrooms, supporting the care home’s long-term growth and commercial performance. This was achieved without disrupting daily care, reflecting careful planning and specialist expertise.
The extension is now fully integrated with the care home, both operationally and architecturally.
